Developer seeks approval for commercial project in Palm Beach

K Hovnanian Homes wants to rezone part of its residential development site in Royal Palm Beach for commercial project and sell it to a local firm.

The village’s Local Planning Agency will hold a meeting on April 25 to consider a comprehensive plan amendment and rezoning for the mixed-use project at 11925 Southern Blvd. It’s called Cypress Key.

Hovnanian (Nasdaq: HOV) is currently building 147 townhouses on part of the 35.2-acre site. It would sell the commercial site to Boca Raton-based PreDevco LLC, managed by Rod Sheldon. Cypress Key Commercial is already listed on PreDevco’s website.

The developer is seeking approval to build 118,200 square feet of commercial space in four buildings, including a potential day care center or a 104-bed senior housing facility. If PreDevco builds the senior housing and day care center, that would leave about 20,000 square feet left for retail, restaurants and office uses.

Marty Minor of Urban Design Kilday Studios and Davie attorney Adam J. Reiss represent the developer in the application. It was designed by Oliveri Architects in Palm Harbor.
